To: Ridgelake Shores Property Owners
From: Ridgelake Shores Board of Directors
As you may be aware, when our neighborhood was incorporated in 2001, the maintenance charge for the entire neighborhood was established at $350/year. It has not changed in 25 years. In 2025, the Ridgelake Shores Board formed a sub-committee to examine the solvency of the neighborhood; this group confirmed that over the past four years, excluding dam retrofit fees and charges, the neighborhood expenses have exceeded its income. They also benchmarked other similar neighborhoods and found that our maintenance fee is lower than comparable neighborhoods. They presented their findings at the August 2025 Annual Members Meeting.
Acting on recommendations from this group, the Board is asking the property owners of Ridgelake Shores to vote on two recommendations:
1. To raise the annual maintenance fee from $350 to $700, beginning in 2026
2. To change our Declaration of Covenants, Conditions and Restrictions for Ridgelake Shores Sections to allow for future increases, not to exceed 5%. This will allow future Boards to ratably increase maintenance charges with inflation.
We will be holding a meeting on February 5 at Connect Church at 6 pm. This meeting will be to present the findings from the solvency committee, explain why the Board chose to ask for this vote, and to allow for questions and answers. This meeting is not for voting; it is for informational purposes only.
We have set the deadline for this ballot as February 4, 2027. However, we kindly ask you to return at your earliest convenience, preferably by March 31. After this date, we will reach out to those who have not returned their ballot, in an attempt to ensure that all have the opportunity to vote.
Sincerely,
The Ridgelake Shores Board
